Importance of Pre-purchase Site Investigations

GWE recently carried out a pre-purchase site investigation for our valued client, our brief was to determine whether the site is suitable for residential development. This was carried out prior to the sale and purchase agreement going unconditional. Our investigation comprised of a multiple bore holes in the preferred building location to evaluate the soils for foundation construction, on-site stormwater and wastewater disposal.

The findings of our investigation were put to our client in plain and simple terms, with no clear founding depth and a deep profile of very low strength soils making this site very expensive to develop. Our analysis showed deep piled foundations in excess of our 8-metre deep test holes would be required. Our original brief was to test to 4 metres however our staff through the use of our Hilux mounted Drill Rig were able to adjust the scope on while on site and establish the soils to a much greater depth.

    This enabled our client to have a full picture of site and not an estimated pile depth from shallow hand auger bores. With this information and our experience we were able to inform our client of the high development costs giving them the opportunity exit their contract or re-negotiate a lower section price.
